Pool and Spa Inspection

Pool Inspections by a Houston Home Inspector

A swimming pool and spa can certainly be a great addition to a home. They provide many years of service, entertainment, and relaxation to the homeowners. While not included in a standard home inspection, we encourage the homeowner or homebuyer to have a pool and spa inspection done at the same time.  As any homeowner knows, pools are typically the second most expensive addition to a home. In addition, pool repairs or replacement can be quite costly, so it just makes sense to have the pool and pool equipment evaluated along with the house.

Our pool inspections will determine if the pool is functional, but that is just the beginning. It is the goal of each inspection to provide a basic evaluation of all aspects of the pool and equipment. The home inspector will provide an inspection report that may address the following:

Visual Assessment of Pool Structure

  • Deck Interface with Pool/Spa
  • Drain Covers
  • Finish
  • Mastic / Expansion Joints
  • Pool Level / Movement
  • Tile/Grout
  • Visible Damage

Deck Equipment (Condition Assessment)

  • Barrier (Fence, Gates, Door Alarms)
  • Decking Material Condition
  • Diving board/Water Slide
  • Handrail(s) / Ladder(s)
  • Skimmer Covers / Baskets
  • Skimmer(s)

Mechanical / Electrical Equipment

  • Automatic Cleaning Equipment
  • Equipment Grounds / Surface Wiring
  • Filter (Type)
  • Heater; Type
  • Lights
  • Pumps & Motors; Number
  • Switches, Breakers, GFCI
  • Timers/Controls
  • Valves & Remote Actuators
  • Visible Piping

The home inspector's pool and spa inspection provides vital information to a potential homebuyer. Homeowners can also benefit from a pool and spa inspection. Newer pool equipment has become much more efficient. You may be able to lower your utility bills and avoid future repair bills by replacing existing pool equipment before it starts to fail.
