Swimming Pool & Spa Inspections

Swimming pools, spas, and hot tubs are optional systems under the Texas Real Estate Commission (TREC) Standards of Practice.

TREC does not require a real estate inspector to inspect these systems. If an inspector agrees to inspect a swimming pool, spa, hot tub, or associated equipment, the applicable TREC requirements apply.

Frontline Inspections, PLLC provides pool and spa inspections as an optional inspection service.

When included in the inspection and accessible for inspection, the pool, spa, or hot tub may be evaluated for the conditions required by the applicable TREC Standards of Practice.

The inspection includes, as applicable:

• Type of construction
• Main drains
• Safety barriers
• Above-ground water piping and equipment
• GFCI protection
• Bonding of applicable pump motors, blowers, and electrical equipment
• Pool and spa surfaces
• Tiles, coping, and decks
• Slides
• Steps
• Diving boards
• Handrails
• Drains
• Skimmers
• Valves
• Filters
• Gauges
• Pumps
• Motors
• Controls
• Sweeps
• Lighting fixtures
• Pool heaters when subject to the applicable TREC heating-system requirements

Applicable deficiencies required by the TREC SOP are reported in the inspection report.

When the pool or spa is inspected, applicable safety conditions are evaluated as required by the TREC SOP.

These include:

• Single blockable main drain conditions
• Safety barriers
• Applicable GFCI protection
• Bonding of applicable electrical equipment

The inspection does not determine the effectiveness of entrapment covers.

Accessible equipment is visually inspected as required by the applicable TREC SOP.

The inspection may include:

• Pumps and motors
• Filters
• Gauges
• Controls
• Sweeps
• Lighting
• Heaters
• Other equipment specifically addressed by the SOP

The inspector is not required to disassemble filters or dismantle/open components or lines.

The inspector is not required to:

• Operate valves
• Uncover or excavate concealed lines or components
• Fill the pool, spa, or hot tub with water
• Inspect a system that has been winterized, shut down, or otherwise secured
• Determine the presence of subsurface water tables
• Determine the effectiveness of entrapment covers
• Determine the presence of pool-shell or subsurface leaks
• Inspect ancillary equipment such as computer controls, covers, chlorinators, chemical dispensers, or water ionization devices except as specifically required by the SOP

These limitations are established by the TREC Standards of Practice.
