Septic System Inspection

Septic System Inspections

Septic systems are a major component of homes without municipal sewer service and are not included in standard home inspections. Our septic system inspection is designed to identify if it is adequately operating at the time of inspection. In order to do this, it requires the inspector be able to locate and identify all parts of the onsite treatment system. Once located, the inspector will assess the condition of each part that is visible and determine whether it is operating properly (if possible) or if there are system deficiencies to be corrected. 


If a septic system is deficient, replacement or repair of the system may be needed and can be very expensive.  A deficient system can also cause health and safety issues and can also cause adjacent foundations to fail or deflect. The only way to determine that a septic system has been maintained and is operating properly is to have a septic system inspection.
 

We do not inspect septic systems that do not have plastic risers or plastic lids. We do not remove concrete lids. We do not pump out the system.

 Septic inspections for aerobic systems include:

  • Evaluation of the control cabinet as well as visible electrical components.
  • Operability and condition of the system’s aerator.
  • The condition of the visible portions of the septic tanks and recommendations for pumping of the tank system.
  • The condition of the septic system’s absorption area.
  • Observations of the system’s proximity to water wells or other sensitive areas.


Septic inspections for anaerobic systems include:

  • The condition of the visible portions of the septic tanks and recommendations for pumping of the tank system.
  • The condition of the absorption area.
  • Observations of the system’s proximity to water wells or other sensitive areas.
