Sprinkler System Inspections

Landscape irrigation systems are optional systems under the Texas Real Estate Commission (TREC) Standards of Practice.

TREC does not require a real estate inspector to inspect a sprinkler system. If an inspector agrees to inspect the system, the applicable TREC requirements apply.

Frontline Inspections, PLLC provides sprinkler system inspections as an optional inspection service.

When the irrigation system is included within the inspection scope, the inspector shall manually operate all zones or stations through the controller as required by the TREC SOP.

The inspection includes applicable observations of:

• Rain or moisture sensor
• Zone valves
• Surface water leaks
• Backflow prevention device
• Shutoff valves between the water meter and backflow device
• Irrigation controller
• Water-emission devices
• Sprinkler heads
• Rotary sprinkler heads
• Bubblers
• Drip lines
• Other applicable irrigation components

TREC requires applicable deficiencies to be reported, including missing or damaged components and deficiencies in the performance of water-emission devices.

The irrigation controller is evaluated as required by the TREC SOP.

The inspector reports deficiencies in the performance and mounting of the controller when applicable.

TREC does not require the inspector to determine the automatic function of the controller or the effectiveness of irrigation sensors.

The inspection includes observation of the presence of the required backflow prevention device and applicable shutoff valves.

TREC does not require the inspector to determine the sizing or effectiveness of the backflow prevention device.

Irrigation systems contain underground components that cannot be directly observed during a normal visual inspection.

TREC does not require the inspector to report on the performance of an underground zone or excavate the system to expose concealed components.

The inspection therefore does not establish that underground piping, valves, connections, or other concealed components are free of defects.

The sprinkler inspection does not determine:

• Effective irrigation coverage
• Automatic controller function
• Effectiveness of rain, moisture, wind, flow, or freeze sensors
• Sizing or effectiveness of backflow prevention
• Performance of underground irrigation zones

These are specific limitations identified by the TREC Standards of Practice.
