Thermal Imaging Inspection

Thermal Imaging Inspections

Thermal imaging uses advanced technology to visualize facts to clients about their home purchase or current property that may not be visible to the naked eye. Additional inspection methods, such as infrared thermal imaging are an important complement to a standard property inspection report. These methods allow for greater detail and insight into potential issues that may exist within the home. A thermal imaging inspection can provide you with the knowledge and information to be aware of the issues found during your home inspection. Our goal is to provide you with a quality and professional interpretation of the infrared (IR) thermal imaging results so you can better decide on the course of action to take with your home purchase. 

In the inspection report, we will:

  • Show to you, the client, potential moisture intrusion, unexpected hot spots, and energy loss that may be occurring within the home. This information can help you identify problems before they cause catastrophic structural damage and help increase the effectiveness of your heating and cooling system.
  • This includes the fact that an infrared inspection, like any type of inspection, cannot predict future conditions. While true, the thermal imaging inspection can identify issues such as heat loss and moisture intrusion that could lead to serious future damage if not addressed properly.


For energy loss, a thermal camera can help detect:

  • air infiltration and heat loss in walls, ceilings, floors, windows, and doors.
  • malfunctioning and/or damaged radiant heating systems.
  • under-fastening and/or missing framing members, and other structural defects that can lead to energy loss.
  • broken seals in double-paned windows.
  • air-conditioner compressor leaks.


For moisture intrusion, a thermal camera can help locate:

  • plumbing leaks.
  • hidden roof leaks before they cause serious damage.
  • missing, damaged and/or wet insulation.
  • water and moisture intrusion that could lead to structural damage and mold.


Thermal cameras can help locate hotspots which may indicate:

  • circuit breakers in need of immediate replacement.
  • overloaded and undersized circuits.
  • overheated electrical equipment and components.
  • electrical faults before they cause a fire.


Thermal inspections can also help identify:

  • a possible pest infestation through shelter tubes left by wood-destroying insects.
  • the presence of intruders such as rats, mice, and other larger pests detected because of their heat signature that the infrared camera captures.
  • dangerous flue leaks which can lead to carbon monoxide poisoning of the home’s residents.
